A Cheap House and a Big Dream and How to Make Them Match

If you’ve ever dreamed of owning your own home, you’ve got something in common with many millions of people. The satisfaction of having your own space to tend to without having to answer to anybody else’s rules or regulations is one that few people can resist. Unfortunately, the thing that holds some people back – and may be holding you back – is quite simply, price. So even though you have a big dream to be a home owner, you still need a cheap house in which to do it. Impossible?  Not at all. Read on for some tips on realizing your own big dream with a nice cheap house.

Find a good deal

The first thing you want to make sure of when searching for a nice cheap house is that you find a good deal. A good deal doesn’t necessarily mean the cheapest house possible. You don’t want to end up finding a cheap house and buying it only to find that it needs significant repairs that will suck up all your extra cash. You also want to avoid buying a cheap house that is cheap for a reason – such as because it lies in a flood zone that gets regular heavy rain.

Instead, search out a good deal. Start reading up on housing prices in the neighborhoods where you would like to live. Get an idea for average prices as they relate to home size and age. You can look in the Sunday classified section of your local paper and you can also find a variety of real estate listings in free magazines available at libraries and grocery stores in your town.

When you have a handle on average prices for homes, townhouses, or condos in your preferred living area, then start looking for homes in the area that are priced below average. Homes could be priced below average for a variety of reasons. In some cases, the owner needs a quick sell and doesn’t have time to wait for the highest bidder. In other cases, banks have had to foreclose on a property and are listing the house at a cheaper rate so they can get rid of it sooner. Still other cases of cheap house listings occur when a home is a fixer upper.

If you’re considering buying a fixer upper, take the time to decide what kinds of repairs you are capable of making. If the home needs a basic makeover such as new paint, new floors, and new light fixtures, that may be something you can do yourself with little expense. If the home needs significant repairs to the plumbing, foundation, or electrical system, then you need to evaluate whether that’s something you can take on or whether it’s something you can afford to outsource.

Consider the benefit of appreciation

One of the best things about buying any kind of real estate is the likelihood that the property will appreciate. This means that over time, the property will increase in value. If you are a homeowner, buying a property that increases in value will increase your home equity – thus providing you with a new source of income or leverage.

When looking for your cheap house, try searching in areas where homes are likely to appreciate. Appreciation is all about location. If a home is located in an area where school districts are good, it’s likely to appreciate. Homes near areas with new construction will often appreciate because the new construction signifies positive growth. Other excellent locations for homes likely to appreciate are neighborhoods close to quality universities, neighborhoods with excellent access to public transportation, or neighborhoods situated with beautiful views – homes high on a hill are a good example.

Look for unusual selling situations

If you truly want to locate a nice cheap house, you may have to get creative in your approach to searching. Not all sellers go through realtors. In fact, owners who sell their homes have a variety of options open to them. Though some people will go through realtors, others prefer to sell their homes themselves so they can avoid paying a high commission to a realtor. Still others will put their houses up for sale through cooperative organizations, some of which exist exclusively online.

To find a great deal on a cheap house, you need to be diligent and you need to be willing to do your homework – or footwork, as the case may be. While you should still peruse real estate listings in the newspaper and through realty offices, you should also explore the neighborhoods where you’d like to live. Search out “For Sale by Owner” signs. Talk to neighbors and try to get the scoop on people who plan to sell but haven’t gotten their signs out yet. Visit coffee shops and cafes with community boards – some people choose not to advertise their home is for sale with a sign out front and instead opt for fliers posted in community areas.

If you have a big dream to own a nice cheap house, you should above all remember that it is possible. Just be willing to put in the time and patience required to search out the perfect cheap house for you, and you’ll eventually find exactly what you’re looking for.
