Avoiding Mistakes in Your Home Purchase!

Purchasing a new home is one of the most exciting times in life, especially if it is with your spouse. The two of you will now have a place to call your own and it is all yours. If you want to land in the perfect home, you need to do your homework. Before you decide on a particular house, conduct extensive research and make sure you avoid some commonly errors.

Mistakes to Avoid – Purchasing a New Home on the Outskirts of the City

As the metropolitan areas of cities are filling up, builders have no choice but to start new communities on the edge of town. The major mistake in purchasing a new home in these areas is not understanding the implications of the population and traffic. True, there are many benefits to living in these outlying areas. These perks include peace and quiet and a cleaner, nicer place to live. What a lot of people do not realize until it is too late is the traffic problems associated with these new communities. In more than one area of the country, I have seen communities built up and linked to bigger cities by nothing bigger than a two lane highway. Now if you are like most people that need the weekends to survey your new digs, you will not get to see or experience the traffic situation at 7 a.m., when most people are on their way to work. In some areas, what should be a 20 to 30 minute commute to work can quickly turn into an hour or more of sitting in traffic! So do your research and ask to see any future roadway plans if these outlying communities appeal to you.

Purchase Your Home in a No-Fly Zone

If you are like me, aviation has always been an interest since I was a little kid. I still look up to the sky to check out the airplane flying over head when I am outside. But, when it comes to home ownership, you may have a different feeling about aircraft. Everyone knows where their nearest international airport is located, and most people will steer clear of purchasing homes in the direct flight path of flying aircraft. Airliners are not the only things in the sky these days! Most large cities have a few general aviation airports that offer flight training and services to corporate jets. If you are considering a community in the vicinity of a general aviation airport, be sure to stop by and speak with the airport authorities. Ask them if the daily airport operations include any cargo activity. No, I'm not talking about UPS and FedEx, I'm talking about companies that offer overnight deliveries, overnight payroll or carry expensive goods. The reasoning here is that these companies typically fly small corporate jets operating between the hours of midnight and four in the morning! You do not want a fifteen thousand RPM engine screaming over your house in the middle of the night.

Inspect the House Yourself

If you believe that you have found the home you desire to live in, why not conduct a mini-inspection the day you find it? Take a look at the landscape and ensure that any drip systems or sprinkler systems work. Observe the roof and ensure that there are no sags, weak spots or issues with the shingles and roof tiles. On the inside, make sure that the plumbing and electrical outlets are functional. Obviously this is not an end all list, but these just some things to think about as you search through your local real estate market.
