Considerations When Checking Out Condos For Sale

When you own a condo, you own the unit only, and not any land. You'll share ownership of common areas (the land, gardens and playgrounds, hallways, the roof, swimming pool, gym) with the rest of the owners in your complex. Your property taxes cover just your unit, and there is usually a property owners' association that manages the property and collects dues from the owners for the purpose of keeping up the shared areas.

Condos are a popular housing choice for first-time buyers, as well as for those who want to invest in property, as they have bucked the trend and have been appreciating in value for the past several years especially in large urban areas. They generally cost less than a detached single-family home, and offer many amenities that you might not find in a rental including some of the common areas you'll share with your neighbors, like a swimming pool, fitness center, party rooms and more.

Condos:  A Step Above Apartments and a Step Below a House

Purchasing condos for sale also make a good intermediate step for singles, couples and families that eventually would like to purchase a detached home. You'll have to deal with a bit more maintenance than you would in a rented apartment, since you're responsible for any upkeep and repairs in your unit. But you won't have as many maintenance headaches as you would in a house, since the homeowner's association will deal with things like roof repair, snow removal and mowing the grass. In addition, a condo will generally offer you an intermediate price range to help you build some home-purchase credit before you take the big leap to a higher mortgage for a bigger home. 

One thing to keep in mind: If you're looking to purchase property and you hate apartment living, a condo might not be right for you. You'll be in much the same situation, with neighbors just across the hall or on the other side of the wall. If you dream of gardening, you'll be limited to a balcony garden, since the common lawn areas are commonly owned. But if you want to take a small step toward homeownership, looking at condos might be the best way to go.
