Where Can I Find Property Listings

By Laura William - HousingInfo         Apr 03,2007

If this is your first time shopping for a home, or if it has been a while since you last shopped for a home, then there are several things that you should know before you start your search. The first thing that you should know is that you don't need to select a real estate agent before you start looking for a home. In fact if you just want an idea about what is available in the real estate market that you are interested in then you can actually start your home search online. The second thing that you should learn about is where you can find property listings. Knowing where you can find the most up-to-date listings can help you get a jump on the competition and it can help you find the home of your dreams faster.

Finding Property Listings in Print

Your first option for finding real estate property listings is by using a print source like a local newspaper. Newspapers are a great way to find information about properties that are not represented by a real estate agent. "For Sale by Owner" properties will not be listed in MLS databases. Newspapers are also a great way to learn about open houses and homes that have been put up for auction.

Real estate magazines are another print option that you can use to find property listings. These magazines are typically offered free to home buyers and they can be found either at your local grocery store or online. These magazines are typically only printed once a month so they may not be the most up-to-date source to use, however, they are a great way to research a real estate market that is out of your local area.

Locating Property Listings Online

The Internet has been one of the real estate market's best marketing tools. Potential buyers can search through property listings 24 hours a day 7 days a week without the aid of a real estate agent. Buyers can also search real estate markets that are located almost any where in the world.

There are two different types of online listing services that you can use. The first consists of listings that are offered by a specific real estate agent or agency. This search option will generally have a "featured property" section for special properties or high priced properties. These listings will typically have more photos posted and more information listed for each property.

The second type of online listing is the MLS. An MLS search engine will allow you to search all of the properties that have been listed with real estate agents in a specific area or region. These listings are generally required to be posted within 72 hours of being listed as for sale. This is a great way to see what is available "now."

Working With a Buyer’s Agent

If you would like to have someone help you find the home of your dreams then you can always enlist the help of a buyer's agent. There are a several advantages of having a buyer's agent. The first advantage is that they do a lot of the leg work for you. They search MLS listings to find properties that meet your criteria, and they also preview properties to make sure that they have features that you are interested in. The second advantage of having a buyer's agent is that they some times get information about properties before they are officially put on the market. This is a huge advantage in tight markets where homes are sold quickly.
